Why Lehi homeowners choose CM Pros
You stay in the driver’s seat
From the first conversation to the final walkthrough, you make the decisions. We earn your trust with a clear plan, proactive communication, and documented approvals at every step.
Transparent numbers—no surprises
Your proposal is line-by-line. Any change is written, itemized, and approved in advance. That’s how we protect your budget and your peace of mind.
Meticulous craftsmanship; respectful jobsite
We protect floors and landscaping, stage materials thoughtfully, and leave a tidy site daily. Details matter—especially when you’re living at home during construction.
Our Lehi-Smart Concierge Construction Method
1. Site Discovery
We listen first—what you’re adding, why it matters, how you want to live in the space. We discuss the likely scope and fit for your timeline and investment.
2. Feasibility & Budget Range
We review existing conditions and talk through structural tie-ins, utilities, and site access. You’ll receive a realistic budget range and rough timeline so we can decide together whether to move forward. This is a paid service.
3. Design & Selections (preconstruction)
We align drawings and selections with your priorities—layout, natural light, materials, and finishes. Expect regular checkpoints, cost clarity, and options that respect your budget.
4. Permits/HOA & scheduling
We prepare permit submittals and coordinate inspections with Lehi’s Building & Inspections team through the city’s online portal. If your project involves an HOA (e.g., Traverse Mountain or Thanksgiving Point communities), we’ll package what they need for design review.
5. Construction with milestone updates
You’ll know what’s happening next and when: site protection, foundation and framing, MEP rough-ins, insulation, drywall, millwork, and finishes. We share updates and photos through your preferred channel. Milestone billing tracks real progress.
6. Quality checks throughout
We inspect work at key checkpoints—framing, pre-drywall, tile layout, final trim—so quality issues are corrected before they cascade.
7. Punch list & orientation
We walk the space with you, document any touch-ups, and close them out efficiently. You’ll receive product care notes and contact info for future support.
8. Post-completion support

What we build (examples)
- Kitchen or great-room expansions: Bump-outs, window walls, and circulation that connects cooking, dining, and living.
- Primary suite additions (including over-garage suites): Quiet, well-proportioned suites with storage that actually works.
- Second-story additions & dormers: Add bedrooms/baths without sacrificing yard space (structural verification and engineering required).
- Garage additions / extra bay: Integrated elevations and rooflines; storage that tames the gear pile.
- Mudrooms & laundry: Durable materials and efficient utility routing.
- ADU-ready suites: If the suite may be used as an ADU, we’ll incorporate code-compliant egress, sound attenuation, and Lehi’s ADU policies and permit requirements.
Local expertise that protects your investment
Built for Lehi’s design criteria. We design and build to Lehi’s adopted standards, including ground snow load ~43 psf, roof snow load ~30 psf, 115-mph wind (Exposure C), frost line ~30 inches, and Seismic Design Category D2. That’s not just paperwork—those criteria impact foundations, roof structure, shear walls, and connections. We coordinate the right engineering so your addition performs for decades.
Permits and inspections—handled. Lehi requires permit submittal via the Building Permit Submittal Portal, followed by plan review and inspections. We prepare accurate drawings, coordinate revisions, and meet inspectors professionally to keep momentum.
Neighborhood fluency. We’ve worked with communities across Lehi and Utah County. Matching materials, setbacks, and HOA expectations is part of our job—Traverse Mountain, Thanksgiving Point, Ivory Ridge, Jordan Willows, and beyond.
Real stories from clients who wanted more than just a builder.
What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

Frequently Asked Questions
Do I need a permit for a home addition in Lehi?
Yes—additions require city permits, plan review, and inspections. Applications go through Lehi’s online Building Permit Submittal Portal. We’ll handle the paperwork and coordination.
What local design criteria affect my addition?
Lehi lists ground snow load (~43 psf), roof snow (~30 psf), wind (115 mph, Exposure C), frost depth (~30 in), and Seismic D2—each influences engineering and construction details.
How long will my addition take?
Scope and season drive timelines. After design and permit approval, most additions run several months; we’ll provide a schedule with milestone updates so you always know what’s next.
Can we live at home during construction?
Usually—yes. We isolate work zones, protect pathways, and maintain daily cleanup. For major phases (e.g., tie-ins), we’ll plan around your schedule.
What if my new suite becomes an ADU later?
Lehi allows ADUs with a permit and specific rules, including owner occupancy. If an ADU is likely, we’ll align the design and inspections accordingly.
How much does an addition cost in Utah?
Costs vary widely by size/complexity (building “up” vs. “out,” utilities, finishes). Recent ranges show $80–$200/sf when building out and higher when building up due to structural work; we’ll create a scope-true estimate for your home.
