Why developers and business owners choose CM Pros
Client in the driver’s seat
Our Concierge Construction Method is built around your priorities. You set direction; we bring options, clear pricing, and friction-free execution.
Clarity at every decision
See the scope, the numbers, and the schedule together—no surprises.
Meticulous craftsmanship
From utilities and structure to envelope and interiors, we build for longevity, brand consistency, and operational performance.
Local fluency
We navigate Lehi’s concept review → site plan → building permit flow, all-digital submittals, and inspections coordination with the City.
The Concierge Construction Method
1. Discovery & Feasibility
Walk the site, align goals, and flag critical path items (utilities, access, phasing, code considerations). We tailor the approach to your occupancy (office, retail, medical, light industrial) and operational constraints. Utah follows the 2021 I-Codes with statewide amendments—so we design to current standards from the start.
2. Paid Design Agreement (Planning & Pricing)
We enter a paid Design Agreement to produce a decision-ready package: preliminary drawings, scope narrative, priced line-items, long-lead identification, and a phasing plan if your site must remain active. This agreement keeps pre-construction organized and—if you proceed with CM Pros—is applied to your build.
3. Pre-Construction & Permitting
We coordinate design refinements, value engineering, and Lehi submittals. The City requires electronic plan submittals with a code analysis sheet for new commercial permits (and specific checklists for site plan and tenant finish where relevant). We handle review comments and keep you in the loop with simple status updates.
4. Construction (Field & Office in Sync)
A disciplined schedule, vetted subcontractors, daily QA/QC, and clean sites. You’ll get a weekly dashboard (progress photos, look-ahead, cost/status) and explicit approvals for any change orders—no surprises.
5. Commissioning, Inspections & Turnover
We schedule inspections, close permit comments, complete punch, deliver O&M manuals/warranties, and walk you through building systems so your team is ready for day one.
What “ground-up” includes with CM Pros
- Sitework & utilities: Grading, utilities, drainage, curb/gutter/flatwork per Lehi design standards.
- Structure & envelope: Foundations, framing/steel, roof assemblies, glazing/storefront to spec.
- MEP systems: Designed and installed to the current Utah code and local amendments.
- Interiors & brand standards: Durable finishes, lighting, millwork, signage coordination.
- Safety & compliance: Life-safety/sprinkler coordination and fire-prevention permit items where applicable.
- Closeout: Commissioning, owner training, as-builts, warranty handoff.
Built for Lehi: Approvals with no mystery
A high-level view of how projects flow in Lehi:
- Concept Review (optional but recommended for new sites): Early feedback on layout and feasibility with Planning/DRC.
- Site Plan Approval: Required for non-residential; application, traffic considerations (as flagged by City), and coordinated plan set.
- Building Permit (commercial/new): Electronic submittal with complete plans, code analysis, and structural packet when applicable; tenant finish checklist if part of a shell/core strategy.
- Inspections & Certificate of Occupancy: We schedule, track corrections, and close items out. (Utah’s 2021 I-Codes adoption informs design, documentation, and inspections.)
Need early grading? Lehi requires concept/site approvals before a grading permit on commercial sites—we’ll sequence the paperwork so earthwork isn’t the bottleneck.
Proof of performance
Lehi and Utah County are seeing sustained commercial growth across office and industrial; our approach is built for this market’s pace and scrutiny, from Silicon Slopes offices to retail pads near Thanksgiving Point. (Regional market data show steady leasing and new construction as of 2025; Lehi’s growth trajectory remains strong.)
Real stories from clients who wanted more than just a builder.
What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

Frequently Asked Questions
What’s a realistic timeline for ground-up in Lehi?
Timelines vary by scope and entitlement needs. Expect a design + approvals window driven by Concept/Site Plan and permit reviews (all-digital submittals), then construction duration based on size/complexity. We provide a baseline and a pull plan with your Design Agreement.
How do you control budget and change orders?
Your Design Agreement yields a priced scope and schedule. During construction, any proposed change appears in your dashboard with cost and schedule impact; nothing proceeds without your approval.
Can you help with phasing to reduce downtime?
Yes—night/weekend work, temporary separations, and safety planning keep business impact low. We outline this in pre-con.
Are you current on codes?
Yes—Utah has adopted the 2021 International Building Code and related I-Codes (with state amendments). We coordinate life-safety, sprinklers, energy code, and inspections accordingly.
Do you handle grading, utilities, and city standards?
We manage civil coordination and build to Lehi’s design/public improvement specifications and submittal steps.
