Every scope choice is paired with clear cost and schedule impacts so you can say “yes” with confidence.
Business-friendly phasing
Off-hours work, dust/noise containment, and life-safety protection keep your operations moving.
Local permitting fluency
We prepare submissions through Lehi’s process and coordinate any Fire Prevention permits tied to your use.
Our Concierge Construction Method
1. Discovery & Scope Alignment
A focused site walk and working session to understand your space, MEP systems, finishes, occupancy needs, and any deadlines (lease, product launch, seasonal rush).
2. Pre-Construction Planning & Design
We coordinate drawings/specs, budget, and schedule modeling. You’ll see options with cost/schedule clarity and choose what fits your objectives.
3. Permits, Code, and Approvals
We package plans and supporting documents for Lehi’s digital submittal, including demo/new sheets, structural packets (as needed), and lighting/mechanical compliance checks. We also advise when Lehi Fire permits apply (special hazards/processes) and align with Utah’s adopted codes (IBC/IEBC) for existing buildings.
4. Phased Construction & Communication
We sequence work to your operational windows: Nights, weekends, or isolated zones with dust walls and negative air if needed. Your client portal provides schedule look-ahead, daily notes, and budget visibility—so you always know what’s next.
5. Quality Closeout & Warranty
Punch lists are handled promptly; O&M documentation and warranties are delivered at handoff. We plan final inspections and occupancy updates so you can get back to business.

Local expertise you can feel
Permitting & inspections in Lehi. We prepare and submit through Lehi’s Building Permit Submittal Portal and follow the city’s commercial remodel checklist (digital plans, separated demo/new sheets, contractor licensure, addressing, and more). We also coordinate with the Fire Prevention Bureau for any processes or occupancies that trigger separate permits.
Code-smart remodels. Utah adopts model codes under Title 15A (including the International Building Code and International Existing Building Code). We design and build to those standards and relevant state amendments so your remodel passes review cleanly.
Where we work. Thanksgiving Point and the Ashton Blvd corridor, Traverse Mountain/Silicon Slopes, Downtown Lehi, and along the SR-92/12300 N corridor.
Real stories from clients who wanted more than just a builder.
What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

Frequently Asked Questions
Do I need a permit for a commercial remodel in Lehi?
Yes—Lehi’s Building & Inspection Department issues building permits, and commercial remodels follow specific submittal requirements (digital plans, contractor info, address/suite, etc.). We handle the process end-to-end.
Will my business be able to stay open during construction?
Often, yes. We plan phased zones, dust/noise control, and off-hours work to minimize impact. Life-safety and egress are maintained at all times; if your process triggers Fire permits, we coordinate those, too.
Which building codes apply?
Utah’s State Construction Code adopts model codes (e.g., IBC, IEBC) with state amendments. We align design and documentation accordingly for smooth reviews.
How long does a typical TI take?
Small cosmetic TIs can be weeks; complex MEP/structural changes or expansions take longer. We provide a schedule model after discovery and lock it during pre-construction once subs are bid and materials are confirmed.
What affects cost?
Scope (MEP intensity, finishes), phasing/off-hours requirements, lead times, and any code upgrades tied to your existing conditions. You’ll see each decision’s cost/time impact before you approve it.
Who handles inspections?
We schedule and host inspections, address any comments quickly, and coordinate final occupancy updates with the city.
