The Concierge Construction Method
1. Preconstruction Services Agreement
We start with a scoped, paid preconstruction engagement tailored to your project. Together, we validate site feasibility, right-size the program, model budgets, map schedule drivers, and outline a permitting path with the City of Provo. You get a clear go/no-go package—no guesswork.
2. Entitlements & Permitting Concierge
We assemble submittals consistent with Provo’s requirements (e.g., discipline-organized PDFs; code analysis table; shell vs. tenant-finish distinctions). We manage questions and coordinate corrections so review time isn’t wasted. You approve all responses before we submit.
3. Decision Gates (Budget • Scope • Schedule)
At design milestones, we present options with cost and time clarity. You select the path; we update the control budget and schedule. This prevents late surprises and unnecessary change orders.
4. Procurement & Mobilization
We competitively bid qualified subs, lock pricing, and finalize long-lead items. Meanwhile, our team sets up site logistics, safety planning, and neighbor communication.
5. Construction (Core & Shell, Interiors, Site/Civil)
From earthwork and utilities to structure, envelope, and interior build-out, we run disciplined QA/QC and daily safety. You’ll receive progress photos, look-ahead schedules, and concise weekly updates—so you’re always informed without living on-site.
6. Inspections, Commissioning & Turnover
We coordinate City inspections, life-safety testing, MEP commissioning, and training. You receive as-builts, O&M manuals, and a clean punchlist close. After opening, we check in to ensure the space operates as designed.
What we build (and how we scope it)
- Core & Shell (tilt-up, steel, wood, or hybrid)
- Warm Shell / Cold Shell packages for future TI
- Site & Civil (earthwork, utilities, paving, drainage, frontage)
- MEP Coordination with design partners and trade subs
- Brand & Specialty Spaces (retail, office, healthcare, hospitality, light industrial)
Bring your architect or ask us to recommend one—we collaborate either way.
Provo-specific expertise (so approvals don’t become roadblocks)
- Clear submittals. We package plans per Provo’s commercial checklist (organized by discipline; code analysis; shell vs. TI noted). Plan-review fees are due at submittal, so we prep your fee memo up front.
- City cadence. We align schedules with the City’s posted hours and inspection windows, and we handle online inspection scheduling on your behalf.
- Change governance. If a design modification is needed, we process it formally—so it’s compliant and documented before work proceeds.
These local touches protect your schedule and help you open on time with fewer surprises.

What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

Frequently Asked Questions
How long does a Provo ground-up project take?
Timeline depends on entitlement scope, design complexity, and utilities/MEP. In preconstruction, we map critical path and show realistic durations—then update at each decision gate.
Do I need an architect first?
No. We frequently start with programming and budgeting, then engage design partners—or integrate with your architect if already selected.
How do you control budget drift?
We use milestone estimates, alternates, and locked decision gates. No major cost moves without your approval.
What’s the difference between ground-up and TI?
Ground-up includes sitework, structure, and building systems from scratch; TI typically finishes out an existing shell. If you’re unsure which path is right, we’ll assess total cost and timeline impacts for you.
How are change orders handled?
We avoid surprises through early options analysis. If you request a change, we price, schedule-check, and document it before proceeding.
