Our Concierge Construction Method
A simple, transparent framework with a paid Design Agreement that sets every project up for success.
1. Paid Design Agreement & Preconstruction
We begin with a signed, paid design agreement covering deep discovery, preliminary plans, selections, and a working budget. You’ll review scope, timelines, and decision milestones—and we’ll collect the initial deposit to launch preconstruction.
2. Pricing & Bids You Can Trust
We solicit competitive bids, validate costs, and present a clear breakdown for your approval—line-by-line. You see exactly how choices affect cost and time before we proceed.
3. Build with Daily Visibility
Once you approve, construction begins with a kickoff and schedule. Your owner portal (Buildertrend) houses the calendar, documents, selections, and progress photos so you’re always in the loop—no chasing updates.
4. Commissioning, Walkthrough & Care
We finish with a detailed walkthrough, punch-list resolution, and warranty packet—then remain available for post-move-in support.
Building in Draper: Permits, slopes, and local details
Permits & inspections. Draper City accepts applications through its Online Services Portal, and the Building Division schedules required inspections for new homes; our team coordinates submittals and inspector visits around your timeline.
Geotechnical & hillside requirements. Many Draper neighborhoods include steep slopes or special-study areas. For lots with slope conditions, Draper requires a geotechnical report (including slope stability and retaining wall design) and may require disclosures when geologic hazards are present. We engage qualified engineers and align designs to city expectations.
Special study maps to be aware of: Surface fault rupture, liquefaction, slope stability, debris flow, and rockfall areas guide where site-specific evaluations are needed—especially in hillside communities.
Seasonal planning. Draper’s snowiest period typically spans November–March, which can affect earthwork and exterior concrete; we plan weather-smart phasing to protect schedule and quality.
What’s included (and how we build)
- Structural first principles. Engineered foundations and framing sized for site conditions; retaining strategies tailored to slope and soils.
- Envelope & energy. We specify assemblies aligned with Utah’s residential energy code (Climate Zone 5) for balanced comfort and efficiency (air sealing, insulation, and moisture management).
Selections without overwhelm. You’ll get a curated path for cabinets, flooring, windows/doors, and the systems that matter—each grouped by decision milestone in your portal.
Real stories from clients who wanted more than just a builder.
What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

How do permits and inspections work?
Applications run through Draper’s online portal, and inspections are handled by the Building Division. We prepare the package and manage inspector coordination.

Your secure owner portal (Buildertrend) shows schedule, selections, photos, approvals, and messages—so you can review and decide from anywhere.
