The Concierge Construction Method
1. Paid Design Agreement & Discovery
Every residential project begins with a paid Design Agreement. We clarify goals, constraints, and inspiration, then align on scope, budget targets, and early feasibility (ceiling heights for simulators, acoustic/isolation needs for theaters, slab specs for courts, venting for outdoor kitchens).
2. Preconstruction & Approvals
We produce plan sets and specifications, then we quarterback permitting through Draper’s online portal—using the City’s required checklists—and, where applicable (e.g., SunCrest), we prepare and submit your Design Review Board application before any exterior work begins.
3. Build with Concierge Updates
Your project manager coordinates trades, logistics, and inspections. You’ll receive concise progress reports, photo/video updates, and clear change-order options when you want to elevate finishes or features.
4. Handover, Documentation & Follow-through
We deliver a neat, finished space, close out punch items quickly, and provide documentation for equipment, finishes, and care.
Lifestyle services built for Draper
Indoor sport courts (basketball, pickleball, multi-sport)
We coordinate structure (including post-tension or reinforced slabs where appropriate), hoop/surface systems, lighting, and ventilation so your court plays right and looks refined.
Custom home theaters
From quiet-room construction and acoustics to seating, risers, and integrated lighting—we collaborate with your AV partner to deliver a space that’s cinematic and comfortable.
Golf simulator rooms
We plan for screen/projection geometry, netting/enclosures, lighting control, and airflow so sessions feel realistic without compromising the aesthetics of an adjacent lounge.
Outdoor living
Draper’s trails and open space lifestyle deserves an outdoor room to match—shaded structures, heating, lighting, outdoor kitchens, and fire features designed for four-season enjoyment.
Luxury basements & flex spaces
Whether it’s a full social level with bar and theater or a wellness suite with sauna and gym, we design around sound, ventilation, and traffic flow so entertaining is effortless.
Built for Draper: Approvals, climate, and community
Permits made simple. Draper runs building permits through an online portal with dedicated checklists (additions, basements, retaining walls, accessory structures, and more). We’ll prepare submittals, monitor status, and coordinate inspections.
SunCrest & HOA/DRB support. In SunCrest and similar neighborhoods, exterior changes (pads, structures, colors, landscape) require Design Review Board approval before work. We package submittals and track approvals to keep your schedule predictable.
Designing for Draper’s weather and sites. Summers are hot and dry; winters are cold and snowy (typical annual range ~21°F–91°F). We specify materials, drainage, and detailing that suit both climate and elevation, and we design to Utah’s adopted structural criteria (wind and snow design data per state code).
Site-specific diligence. From foothill exposure near Corner Canyon to parcels closer to the Jordan River corridor, we consider slope, drainage, and mapped flood risk early and plan accordingly.
Real stories from clients who wanted more than just a builder.
What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

FAQs About Lifestyle Construction in Draper, Utah
Do you handle Draper permits?
Yes. We prepare plans, submit via the City’s online portal, and coordinate checklist items and inspections as required.
What if my home is in SunCrest?
SunCrest requires DRB approval for exterior modifications. We prepare and submit the package before construction.
Can you build through winter?
Many scopes proceed year-round (interiors, basements, theaters). For exterior scopes, we sequence around weather and protect work accordingly (heat, enclosures, staging), then complete finishes when conditions are ideal. Draper winters are cold/snowy; planning reduces downtime.
How do you keep budgets predictable?
We align scope and finishes during the paid design phase, present transparent allowances, and price changes clearly before proceeding. You approve every step.
Do you coordinate specialty vendors (AV, simulator, surfacing)?
Yes—we integrate requirements (power, framing, structure, acoustics, ventilation) and coordinate installation windows. Post-tension/multipurpose courts are common in UT; we plan for them from the start.
