A Calm Path from Vision to Grand Re-Opening: The Concierge Construction Method
1. Discovery & Site Walk
We listen first, then walk the space to understand adjacency, peak hours, access routes, and any existing constraints (MEP capacities, egress, landlord requirements).
2. Paid Design & Preconstruction Agreement
Before we swing a hammer, we align scope, drawings, phasing, schedule, and budget—and map the Uptime Plan (what happens when, where, and after hours). This paid preconstruction phase sets the guardrails that protect schedule, spend, and your day-to-day operations.
3. Permits & Procurement
Draper City uses an online Building Services Portal for applications, status, and inspections. We handle submittals and coordination (e.g., Remodel/Alteration vs Addition permits; site-plan/design standards if applicable).
4. Build & Daily Updates
We execute the phasing plan—clean barriers, safe paths of travel, and targeted after-hours work—while you receive consistent updates in your client portal. Final walkthrough, punch, O&M/warranty handoff, then we check back post-occupancy.

Local Expertise: Draper Permits, Plan Check & Design Standards
Draper’s online portal streamlines permit applications, status checks, and inspections; common categories for commercial work include Remodel/Alteration and Addition. We also coordinate with Design Standards & Guidelines (building and site), and when necessary, engineering standards (drainage, utilities, landscaping). We manage these steps for you and keep you informed at each milestone.
Note: Different scopes can trigger different review paths (e.g., site plan if footprint expands, racking permits for high-pile storage, or separate sign permits). We’ll call these out early and fold them into the plan.

What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

FAQs About Commercial Remodels & Expansions in Draper, Utah
Do I need a permit for my commercial remodel or addition in Draper?
Yes. Draper processes permits through its online portal, and most commercial remodels or additions require permits and inspections. We handle submittals and coordination.
What’s the difference between a remodel and an addition permit?
A Remodel/Alteration covers reconfiguring existing space without increasing floor/roof area; an Addition increases floor/roof area (i.e., expansion). We determine the correct path in preconstruction and file accordingly.
Will my project trigger broader code upgrades?
Depending on scope, certain existing building code provisions can be triggered (e.g., Alterations Level 2/3), which may affect life-safety, egress, and systems. We identify these early and budget/schedule them transparently.
Can we stay open during construction?
In most cases, yes—with a phasing and after-hours plan. We coordinate barriers, noise/dust control, deliveries, and trade access around your busiest times to protect revenue and client experience.
How will I stay informed?
Through your client portal and a predictable cadence of updates—so you control decisions without chasing information.
