Why CM Pros for Provo
Provo rewards careful planning. We factor in:
- Hillside standards for east-bench sites and CH overlay considerations—so slope limits, limits of disturbance, and drainage don’t surprise you later.
- Frost depth (30″) and foundation planning that align with Provo’s design criteria and Utah’s frost-protection requirements.
- Energy code compliance based on 2021 IECC with Utah amendments—an efficient envelope from the start.
- Radon: Utah’s geology supports a “test every home” stance—we plan for testing and mitigation options where appropriate.
- City process: We coordinate with Provo Development Services/Building, aligning submittals, plan review, and inspection workflows.

The Concierge Construction Method
A clear, stepwise approach that protects your budget, timeline, and vision
1. Paid Design Agreement
We start with a paid Design Agreement to define your vision, site realities, selection strategy, and target budget. This phase produces concept plans and a scope we can price accurately.
2. Concept & Schematic
We translate your goals into plans (site, floor, elevations; structure/MEP as needed) and confirm any hillside, drainage, or energy considerations early.
3. Bids & Final Pricing
We solicit competitive bids, align specs, and present a transparent cost breakdown for your approval.
4. Construction Contract
With scope and pricing set, we finalize the construction agreement and initial deposit, establish communication cadence, and lock the build schedule.
5. Build
Handover includes a thorough orientation plus a closeout package (warranties, finish schedules, vendor list, and care guide). Our relationship doesn’t end at move-in. We return at 6 and 12 months to tune doors, review systems, and address anything that may settle with time.
Peace of mind: a concierge partner who stays with you beyond completion.
6. Handover & Care
Final walkthrough, punch-list, keys, and a clean handoff with warranty/maintenance documents; we stay available for support.

What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

FAQs: Custom Home Construction in Provo
How long does a Provo custom home take?
Plan on 12–18 months end-to-end for a luxury custom home, depending on design complexity, site conditions (e.g., hillside), and seasonality. Cold-weather concrete is doable with protections, but may extend durations—our schedule accounts for this.
What permits are required?
New homes route through Provo Development Services/Building; we manage submittals, reviews, and inspections with you.
What’s Provo’s frost depth?
30 inches minimum footing depth for frost protection; we design foundations accordingly.
I’m building on a slope—what should I know?
Hillside Development Standards and the CH overlay add limits of disturbance, grading controls, and design constraints; we plan these into schematic design so approvals go smoothly.
Which energy code applies?
Utah implements the 2021 IECC (residential) with Utah amendments—we integrate requirements at design so you’re compliant and efficient.
Do I need radon mitigation?
EPA guidance: Test every home. We coordinate testing and can design passive or active systems as required.
How do you keep me informed?
You set the cadence. Expect milestone previews, weekly summaries, photo/video updates, and immediate pricing/approval for any changes.
