Tenant Improvement Projects in Draper, Utah — Concierge Build-Outs for Offices, Retail & Medical
Clarity first. Craftsmanship always.
At The CM Pros, we deliver tenant improvements in Draper that keep you in the driver’s seat—supported by expert guidance, transparent budgets, and a disciplined schedule that respects your people and your neighbors.
Why Draper clients choose our concierge approach
Client-in-control
You approve scope, finish standards, and any change orders. We present options with clear impacts—no surprises.
Transparent budgeting
We align scope to your lease’s TI allowance and offer value-engineering options before you commit. Market allowances have adjusted from 2023 peaks, so clear scope planning matters more than ever.
Respectful scheduling
We phase work around business hours and Draper quiet hours (10:00 pm–7:00 am)—and, if your project requires night work, we’ll handle the Temporary Noise permit process.
Meticulous craftsmanship
Clean jobsites, tidy ceiling work, crisp millwork, and durable finishes that stand up to daily use.
The Concierge Construction Method
1. Discover & Scope
We walk your space, capture your priorities, review lease work letters, and align scope with your TI allowance. Early MEP and life-safety review ensures we’re not missing hidden costs.
2. Design / Pre-Construction (Paid)
We engage design partners as needed (architecture/engineering), complete constructability reviews, and prepare permit-ready documents. You’ll see a detailed phasing plan and budget snapshot before we file.
3. Permitting & Mobilizing
We submit through Draper’s online services portal and follow city checklists (commercial). We plan for inspections (note: no same-day inspections) and sequence trades to maintain momentum once the permit is issued.
4. Build & Communicate
Your superintendent provides weekly updates (schedule, decisions needed, look-ahead). We coordinate with property management, respect neighboring tenants, and comply with Utah’s adopted codes for existing buildings (IEBC/IBC with state amendments).
5. Turnover & Closeout
Punch-list with you in the space, delivery of O&M manuals, and a tidy handoff—so you can open your doors with confidence.
What we build in Draper (and how)
Office and flex suites
Open office reconfigurations, private offices, collaboration zones, conference A/V, acoustic ceilings, and LED lighting tuned to the IECC as amended locally. Fire alarm/sprinkler coordination and air-balance are handled end-to-end.
Retail & customer-facing spaces
Durable floor finishes, millwork, lighting design coordination, and storefront adjustments. We phase to minimize downtime for neighboring tenants.
Medical & dental
Enhanced HVAC and medical gas coordination where applicable, infection control planning, and cleanable surfaces—delivered in concert with your equipment vendors.
Restaurants & food service
Back-of-house workflow upgrades, grease duct and makeup air coordination, washable finishes, and health-department touchpoints.
Core trade coordination you don’t have to chase:
- MEP (mechanical/electrical/plumbing) upgrades and tie-ins
- Fire/life-safety (sprinklers, alarms, egress)
- ADA routes, clearances, and fixture heights
- Casework & millwork, ceilings, lighting, flooring
- Signage and minor exterior elements (as allowed)
Local expertise: Draper permitting, inspections & quiet hours
- Online permit portal: Draper processes building permits and inspections via the Online Services Portal (account required); commercial checklists apply.
- Inspections: Scheduled through the portal; same-day inspections are not available—we factor this into the schedule at the outset.
- Quiet hours & Temporary Noise permits: Construction noise is restricted 10:00 pm–7:00 am; if after-hours work is necessary, we apply for a Temporary Noise permit and adjust the phasing plan to remain compliant.
- Codes: Utah adopts IBC/IEBC with statewide amendments—most TI work falls under the IEBC for existing buildings. We coordinate design and inspections accordingly.

What It’s Like to Work with CM Pros
David was correct. Not only did he diagnose the problem but did an amazing job repairing the extensive damage, including a main support post, that wasn’t part of the original project. While most people are waiting months for appliances, sub-contractors, etc. in this horrible supply chain climate he used his network to find everything, and everyone, we needed to get the project done in record time. He took care of literally everything throughout the process. His sub-contractors love working with him and they actually show up 😊 We are enjoying our new beautiful space already with only a few small details to finish up. We’ll be sad to see him go. Not only is he an amazing contractor but really does care about his customers and takes great pride in the quality of work performed. David is a great person all the way around. We’ll hire him again for future projects and highly recommend him. Happy CMP Customer in Sandy, Utah"
We made a couple of changes and added on couple of projects and he adjusted as needed for us. He also had a couple of creative suggestions for us which we appreciated. The crews and sub contractors were professional and dependable and I felt good and did not worry about having them in my home.
Just like others during this time there were supply chain issues and Dave dealt with these issues professionally and communicated with us. Dave is honest, and the work was done the way we expect, I’m picky, and it turned out beautiful.
I would work with Dave again and highly recommend him."
David communicated well throughout the process so that there were no surprises and made himself available to answer any questions or concerns we may have had.
Also, despite the craziness in construction these days with regards to worker and material availability, he was able to get all of the work done as planned (we had a strict deadline).
Overall, after vetting a few contractors out there, we are glad we decided to choose David for our project!"

We schedule around your operations and Draper’s quiet hours (10:00 pm–7:00 am). If night work is required, we’ll seek a Temporary Noise permit and coordinate with building management.
